Upper Amapas vs Lower Amapas Real Estate Compared

Two listings currently active in Amapas tell you nothing useful if you read them side by side without asking one question first. One is a two-bedroom condo starting in the mid-$300,000s, two blocks from Los Muertos Beach. The other is a fully renovated four-bedroom villa near $1 million, reached by a stairway, with a view instead of a walk. Both are labeled Amapas. Neither listing will tell you why the gap exists.

The answer isn't the neighborhood's reputation or its proximity to Old Town. It's a two-lane road. Carretera 200, the coastal highway that runs south toward Mismaloya, physically cuts Amapas into two halves, and which side of that road a property sits on decides almost everything else about what you're buying: the terrain, the walk, the buyer it attracts, and increasingly, what developers are willing to build there.

The highway is the line, not the address

Everything above Carretera 200 is Upper Amapas: hillside lots built into the Sierra Madre foothills, where the product is mostly villas and low-rise condos oriented around a view rather than a walk. Everything along the water is Lower Amapas, where the terrain is flat, the beach is close, and the product looks more like a boutique condo tower than a private residence.

That split isn't a marketing distinction. It's topography. Upper Amapas earns its price on unobstructed Pacific views and privacy. Lower Amapas earns its price on the fact that you can walk to Playa Los Muertos, or to the neighborhood's own quieter stretch of sand at Playa Las Amapas, without getting in a car. As of June 2026, a fully renovated existing villa around $1 million buys roughly 280 to 350 square meters in Amapas, while a new-build villa near $2 million adds an infinity pool and a proper view corridor at 350 to 500 square meters. Those are Upper Amapas numbers. Lower Amapas starts much lower and moves in a different currency entirely, one measured in steps to the sand rather than square meters of hillside.

The stairs are the actual connective tissue

If you want to know how real that divide is, look at what it takes to walk between the two halves on foot. The primary pedestrian route connecting Upper Amapas, Conchas Chinas, and the highway down to the restaurants and beach clubs of Zona Romántica is a concrete stairway on Abedul Street, known locally as the Abedul Stairs.

For years those stairs, their railings, and their lighting had deteriorated to the point that the neighborhood took matters into its own hands. In April 2023, the Amapas Neighborhood Association, a volunteer group founded in 2002 with more than 350 members, launched a fundraising campaign to rebuild the stairway. The goal was $50,000. Donors gave $59,600. Construction finished with a symbolic inauguration on November 14, 2024, and the stairs now carry a public art project called "Amapas Ascent: Stairway Stories," with murals by local artist Danyol León painted across the treads.

"We're incredibly proud of what our community has achieved," said Gary Green, the association's president, at the unveiling.

The detail that matters for a buyer isn't the mural. It's who paid for the stairs. The city didn't rebuild that connection between Upper and Lower Amapas. A neighborhood association did, with private donations, because the walk between the two halves of Amapas isn't guaranteed municipal infrastructure. It's community-maintained. It's worth confirming its current condition rather than assuming it behaves like a sidewalk.

Why the new towers are all building downhill

Look at where Amapas construction has actually gone in the past two years and the pattern is consistent. MAYAMAR, a boutique project of 32 residences, sits about six minutes from the Romantic Zone and offers a rooftop infinity pool aimed squarely at owners who want resort amenities without a hillside commute. Amapas 314, an 11-unit low-density project developed by Mateo Developers and represented locally, broke ground in September 2025 with delivery projected about 14 months later, putting completion around late 2026. It sits one block from the beach. Las Verandas de Amapas, a 28-unit project from Playa Lifestyle, the developer behind the URBAN and URBAN II towers, starts in the mid-$300,000s for two-bedroom units and sits two blocks from Los Muertos Beach, with ocean views opening up from the fourth floor.

None of these are hillside villas. Every recent boutique tower named in current Amapas listings sits in the lower half, within a few blocks of the water. That's not a coincidence of available land. It's where the short-term rental math works. A guest choosing a nightly rental wants the walk, not the view corridor, and developers are building toward that demand. Upper Amapas, meanwhile, continues to trade mostly in resale villas and custom builds bought by people who intend to live in them rather than rent them out by the week.

What this means depending on why you're buying

If you're the kind of buyer looking for a retirement or vacation home where the appeal is walking to dinner without thinking about it, Lower Amapas listings deserve a harder look than the Upper Amapas villa with the better drone photography. Confirm whether the building sits above or below Carretera 200 before you fall for the view in the listing photos, because that single fact tells you whether your daily walk to the beach is five minutes or a negotiation with a staircase.

If you're evaluating Amapas for rental income, the same logic applies in reverse. A unit's proximity to the highway crossing and to Los Muertos Beach has a direct bearing on how it competes against Zona Romántica's own inventory for the same guest. Vacancy conditions in Puerto Vallarta's best-performing rental areas, Amapas among them, were reported stable to tight as of early 2026, and that kind of tightness rewards the units that require the least effort from a guest, not the ones with the best sunset.

Three questions worth asking before you decide which Amapas you're actually buying:

  1. Is this property above or below Carretera 200?
  2. If a stair or path connects it to the beach or the highway, who maintains that path, the city or a private association?
  3. Is the building built for rental turnover, with elevator access and on-site management, or for long-term personal use?
