Villa 48 crowns one of the highest sites at Mandarina: seven bedrooms composed as monolithic volumes in a dusty-rose pigmented stucco — a color somewhere between adobe and dawn — with the Sierra rising behind and an entirely private reach of the Pacific in front. Mandarina keeps its houses hidden from the water; only the hotel and a few of the largest estates reveal themselves from the sea. This is one of them, and at dusk, when the interiors light up amber against an indigo sky, the house reads from below like embers set into the mountain.

The entry makes the architectural argument immediately: a courtyard floored in grey river pebbles, split down its axis by a knife-straight channel of water that runs the length of the house — a line of reflected sky drawn through stone. A pair of sculpted stone loungers sit in the gravel like standing art. The rill pulls you forward under high ceilings to a second great room beyond: cathedral planes of honey-toned cedar overhead, a long dining table with a live-edge top and stone-set benches beneath slow fans, and pocketing glass on both sides so the room reads as a covered bridge between gardens.

The interiors hold the calm of a museum and the precision of modern sculpture — the developer’s brief, and for once the photography agrees. The kitchen centers on an island of green marble, its veining the same color as the jungle beyond the glass; cabinetry runs flush and handle-less; cognac leather sling chairs and pale linen sofas keep the furnishings low so the sightlines run uninterrupted from room to lawn to horizon. Bathrooms pair copper-toned wood with dark stone; corridors end in framed views rather than walls.

Outside, the estate is arranged in tiers. The main lawn holds a sunken lounge — white cushions wrapping a firepit below grass level, a wind-sheltered room with no roof — beside a lap pool in deep emerald tones, the water so dark it holds the palms as silhouettes. Three master suites carry private plunge pools and fire bowls beneath palms and an ancient higuera, each aimed at the long gold of late afternoon; three guest bedrooms tuck quietly beneath the main pool and open onto their own grass patio, with the surf line far below.
